The Nines Naremburn

DESIGN BRIEF

The Nines was carefully crafted to bring together the heritage charm of the local area with modern living.

The mixed material, detailed facade includes curved walls featuring individual, folded Colorbond shingles and curved Hebel render, along with painted blade walls and natural timber.

The Nines is a reinterpretation of Federation aesthetics with intricate detailing, stained-glass inspired windows, wide curves, smart design and bountiful nature.

PROJECT BUILD CHALLENGES

The Nines, Naremburn development site neighboured existing residences on all four elevations. Our team undertook an organised approach to material handling and traffic control throughout construction to manage this issue.

Creation Homes was faced with restricted onsite storage and a busy street frontage which required extensive planning and co-ordination to receive deliveries on-site.

The progressive sale of the 9 townhouses throughout the construction period saw the completion of 9 unique homes with purchaser upgrades and layout changes accounted for to suite buyer requirements.

ENVIRONMENTAL & ENGINEERING CONSIDERATIONS

The Nines Naremburn development site was constrained by the absence of an existing stormwater main connection in the surrounding roads, resulting in a detailed designed and engineered On Site Dentention (OSD) tank to capture the stormwater run-off during construction and post-construction.

The initial design brief included a basement carpark designed to accommodate double car spaces for purchasers, in addition to visitor parking spaces. The basement carpark delivered for The Nines Naremburn provides clear unobstructed vehicle access throughout by limiting internal columns. With concrete podiums and expansive landscape loads above to be considered, a co-ordinated approach between architect, structural engineer and Post Tension installation was undertaken to maximise spans and achieve the best use of the basement carpark space.

The basement structure also features a perimeter cantilevered piled and capped system engineered to withstand construction loads, as well as a suitable wall pressure drainage design system.
