Our Customer Journey
STEP 1 – SELECT YOUR DESIGN
The Creation Homes Sales Team will guide you in selecting the best house and land package for your needs, taking into consideration layout, facade options and the level of inclusion for your new home.
STEP 2 – CHOOSE COLOR SCHEMES AND UPGRADES
To further refine your interior selections, Creation Homes offers FIVE schematic color sections to choose from.Additionally, you can enhance your home by selecting various interior and appliance upgrades from our upgrade list.
STEP 3 – SECURE YOUR HOME
To secure your house and land package a $2,000 non-refundable reservation fee is required. Your Sales Consultant will ask you to provide your photo ID, along with the reservation fee receipt to submit the Sales Advice for your selected package.
Creation Homes will then provide a building contract that will include all schematic selections and any upgrade options. The land developer will prepare a separate contract for the land.
Within 7-10 days of initial deposit, we will ask you to sign both contracts and pay deposit of 5% to exchange the contracts and complete the sale.
STEP 4 – BUILDING YOUR VISION
Once settlement of your land is approved, Creation Homes will commence construction.
STEP 5 – HANDING OVER THE KEYS
Creation Homes welcomes new homeowners with a Handover Pack comprising keys, a 90-day maintenance warranty and a 6-year structural guarantee
Every Creation Home comes with the following features and inclusions as standard*
- Technika 900mm gas cooktop and ducted canopy rangehood, with 600mm stainless steel oven.
- Actron dual zone ducted reverse cycle heating/cooling system.
- First quality hybrid flooring (heat, stain, water and bacteria resistant) to ground floor living, dining, kitchen and hallways.
- Quality tiles from our standard range to all wet areas and first grade carpet on superior grade foam underlay to remaining areas.
- 20mm reconstituted stone benchtops.

- Built-in mirrored sliding storage.

Commonly asked questions
How much do I need to secure a Creation Home?
You can secure your new home build with a $2,000 reservation fee. When purchasing a house and land package you will also need to pay a land and build deposit at exchange. Normally this is 5% or 10% of the land price and build price and will depend on the estate and the developer.
What home types and floorplan options do you have?
Our in-house drafting team tailor a range of unique floorplan and facade options for each estate to cater to the character of the community and the demographics of its residents.
How long will it take between signing a contract and moving in?
Our current guidance from signing a house and land contract to moving in is as follows:
- Contract of sale – issue, signing and execution, allow 14 days.
- Getting on site – Once your land has been titled we are able to start work on your new home. Allow 4 – 8 weeks for site and project preparations.
- Construction – Creation Homes is an industry leader in delivering innovative build products with exceptional build times. Please refer to your Contract of Sale.
This information is accurate as at August 2023 – please refer to your contract for timeline advice relating to your specific home. This can be different depending on the development or estate.
Townhomes will also be dependent on the development, but as a guide, we estimate a construction program of approximately 420 days.
Can I make changes along the way?
We want you to love your home, and for it to suit your family’s lifestyle and needs. Therefore, we encourage you to take your time, consult with your Creation Homes Sales Consultant and our Colour Consultants at your colour consultation and decide on the perfect inclusions for your new home.
You are welcome to make adjustments to your build selections prior to the building permit submission. However, to help us stay on track for our 4–8-week timeline from title to site start, it’s important to finalise any variations before signing the contract and having them included in the agreement.
Where do I find floorplans and pricing?
If you are a real estate agent, you can view and download all our current packages and floorplans thought our dedicated agent portal app, Arcanite. The button that will link you through to this is in the footer and the main menu on this site.

I’ve never heard of Creation Homes before? Are you new?
We get this a lot! Actually, we have been around for over a decade and have delivered over 10,000 places for people to call ‘home’. We are in the top 15 builders in Australia according to the HIA.
Because we are a wholesale builder, we usually work directly with developers and their sales teams to create packages for their estates.
But while the direct to public model is not our main channel, we are able to build for individual families, and because we don’t have the big operating and marketing expenses that the other major Australian home builders have, we can offer better value.
